ALTA/ACSM Surveys (Land Title Surveys)

A surveying standard jointly proposed by the American Land Title Association and the American Congress on Surveying and Mapping that incorporates elements of the boundary survey, mortgage survey, and topographic survey. ALTA/ACSM, frequently shortened to just ALTA, is used to determine property lines, identify positions for improvements, and locate easements and utilities. Download example map.

Reason for an ALTA Survey:
  • Commercial real estate transactions

Boundary Surveys

The actual physical extent of property ownership, typically witnessed by monuments or markers, such as iron rods, pipes, or concrete monuments in the ground. Monuments are measured, the boundary is resolved, any missing corners are reset and a record of the survey map is recorded at the appropriate county surveyor’s office. Download example map.

Reasons for a Boundary Survey:
  • To obtain a building permit
  • For purchasing land
  • Establishing where your property line resides

Construction Staking

The process of establishing and marking the position and detailed layout of new structures such as roads and buildings for subsequent construction. Construction staking data provides horizontal and vertical information necessary for surface drains or pipe flow for most urban, rural and suburban settings. Download example map.

Reasons for Construction Staking:
  • New construction in any rural, urban or suburban setting
  • Any roadway, building, or man-made improvement

Easement Writing

An easement is the legal right to use another person's land for a particular purpose. Statewide provides legal documents verifying the information and also provides data in the form of a legal description and a map to accompany the description. These documents get recorded at the appropriate county recording office. Download example.

Reason for Easement Writing:
  • Utilities and ingress/egress (access)

Environmental Surveys

Environmental surveys are often used for locating contaminated areas, ground borings, and monitoring wells. These measured points are typically put onto a state grid system and a known elevation datum. The Statewide Surveying crew is Chevron, LPS, and API certified. These certifications ensure survey crews have the knowledge and safety to access restricted sites. Download example map.

Reasons for an Environmental Survey:
  • Ground borings
  • Monitoring wells
  • Asbestos-containing materials
  • Lead-based paints
  • Radon gas
  • Waste disposal facilities
  • Proximity to wildlife areas or greenways
  • Fuel or solvent contamination
  • Buried fuel storage tanks
  • Contamination from prior use

Foundation Staking and Surveys

Foundation staking is the physical marking of foundation corners with stakes placed in the ground. This ensures that the foundation is in the proper placement, as per setback requirements and design. Download example map.

Reasons for a Foundation Staking and Survey:
  • New construction in any rural, urban or suburban setting
  • Any structure requiring a new foundation

GPS Surveys

Global Positioning System (GPS) surveying is used to establish precise horizontal and vertical positions of points on the ground for the use in boundary determination, location of monitoring wells, control for aerial photographs, and other related purposes. Download example map.

Reasons for a GPS Survey:
  • Aerial photo control
  • Large surveys
  • State grid systems

Hydrographic Surveys

A survey conducted with the purpose of mapping the ground beneath a body of water.

Reasons for a Hydrographic Survey:
  • Existing condition of river, stream, or lake bottom
  • Material removal

Partition Plats (Land Divisions)

Partition Plats divide a single tract of land into two or three parcels. A partition plats typically requires prior approval from the appropriate city or county that the property resides in. All of the property corners get set and a plat map gets recorded at the appropriate county. Download example map.

Reason for Partition Plats:
  • Dividing one parcel into two or three

Property Line Adjustments

A property line adjustment is the physical setting of wood stakes or iron pins along property line(s). Download example map.

Reason for Property Line Adjustments:
  • To adjust a common property line between two adjoining parcels

Topographic Surveys

To locate topographic features of land—natural and/or man-made — such as building improvements, fences, elevations, trees, streams, and contours. A topographic survey displays three dimensional features onto a two dimensional grid. This type of survey may be required by a governmental agency or may be used by engineers and/or architects for the design of site improvements or developments. Download example map.

Reasons for Topographic Surveys:
  • Building a home
  • Existing conditions for a future design and development
